Representatives for 1 and 3 Lafayette Street asked the City of White Plains Planning Board on Feb. 18 for an adjournment of a referral concerning an interpretation of the zoning ordinance and a possible follow-up use-variance application to convert a one-family house to a four-unit multifamily dwelling.
Christian Gates, an associate with Keenan Bean representing the property owner, said the applicant planned to request an adjournment at both the Planning Board and the Zoning Board to provide additional materials and respond to zoning-board comments. "We respectfully request an adjournment from the planning board so you don't have to worry about this tonight," Gates said.
Board counsel and staff noted that, by the ordinance's plain language, multifamily dwellings of three or more units are not permitted in the R2-4 district and that such an interpretation would be precedent-setting; the board reiterated that an interpretation of that magnitude is ordinarily decided by the Zoning Board of Appeals. The applicant’s adjournment was accepted and no advisory opinion was issued.
