Planning Board approves site-plan amendment for 11 Middle Road patio

The application sought “site 1 approval” after the applicant’s engineer described the project as modest and outside of the environmentally sensitive steep-slope area, noting: “We are not encroaching … we’re about 3 feet away and we’re maintaining that distance from the steep slope,” project engineer Kevin Munenet said.
Board members said they had no substantive comments and noted a communication from the Conservation Board had been folded into the approval resolution. The board first voted to reopen the public hearing and then closed it; the board declared itself lead agency for the Type I environmental review and adopted an amended approval resolution before approving the project. The board recorded the motion and a unanimous “Aye” on each step; individual roll-call votes were not recorded in the transcript.
The project will replace the rear brick patio with bluestone pavers, replace the front brick walkway with bluestone, and remove the rear wood deck as shown in the applicant’s plans.
The applicant was wished luck by the chair after the approval. The file will be processed by the building department following the board’s resolution and any standard departmental conditions.
