Area Plan Commission recommends TIF boundary changes to accommodate McCarty Lane industrial and commercial projects

The Area Plan Commission unanimously recommended approval of adjustments to a tax-increment financing (TIF) boundary covering parts of Lafayette and Tippecanoe County to accommodate several industrial, commercial and multifamily projects, including Vita 38 and developments near Veterans Memorial Parkway.
The Area Plan Commission recommended approval of changes to the McCarty Lane Southeast Industrial economic development expansion area intended to accommodate several proposed projects in Lafayette and adjacent parts of Tippecanoe County.
Staff described the change as a two-part adjustment affecting parcels removed and added to the TIF boundary and the creation of a new outer area. The areas cited in staff materials included the Vita 38 (Vita lifestyle plan) site at Park East and State Road 38 and development near Veterans Memorial Parkway and Concord that includes commercial work by New Meyer and a proposed multifamily project. Staff said the adjustments are intended to accommodate those projects within the TIF district.
Commissioners voted unanimously to recommend the resolution (referred to during the meeting as resolution 2025-02) for approval. No public commenters spoke in opposition during the commission discussion.
The commission’s recommendation is advisory; final implementation of TIF boundary changes will proceed under the statutory process for tax-increment financing and the relevant local bodies.
