Jamie Collins, representing the property owner, told the commission that the west side of the site is heavily vegetated along a creek and that clearing for a required fence would remove a desirable natural buffer. "We just request that we keep that vegetation there," Collins said, explaining the applicant's preference for preserving the existing planting instead of installing a new wood privacy fence.
Chairman Clifton clarified the scope of the vote: "This is a rezoning, so there's no conditions or agreements that get voted on. Okay. So this is a straight rezoning, so whatever the fence and that kind of stuff, that's not what you're voting on. You're voting on a straight rezoning." Commissioners agreed and proceeded to a roll-call vote.
The commission recorded unanimous approval of the rezoning; commissioners reiterated that site-specific details such as fencing and landscaping would be resolved through site-plan review and other administrative processes rather than through the rezoning vote.
The commission advised the applicant to coordinate landscaping and screening plans with planning staff and the site plan review committee as the project advances.
