Jacksonville — The City Council on Tuesday approved a replat of Lots 1 through 8 in the Dogwood Subdivision that the applicant said could be developed as eight quadplex buildings for a potential 32 dwelling units on about 3.78 acres.
Planning staff told the council the property was rezoned at the June 11, 2024 council meeting from wholesale/warehouse manufacturing to C (multifamily low density) and that the planning commission had unanimously recommended approval. The April 15, 2025 conceptual plat presented to the planning commission showed eight lots with platted fire lanes, an extension of public utilities and added fire hydrants. Staff emphasized the plat was conceptual and not a locked-in site plan; the ultimate design could change during permitting.
Applicant Shane Pace, JETCO president and a local developer, told council the likely units would be three‑bedroom, two‑bath, one‑car garage floorplans similar to projects his firm has built elsewhere. He noted the development could be phased.
Council action: Councilman Rob Goen moved to approve the replat; Councilman Tim McCray seconded. The motion carried unanimously.
Why it matters: The replat clears the way for utility extensions and lot configuration consistent with the existing C multifamily low‑density zoning. Staff said the plat provides for fire lanes and hydrants as part of the developer’s ultimate build‑out plans; no specific site plan or building permits were approved by the council at Tuesday’s meeting.
