The Smithville Planning and Zoning Commission voted 7-0 to recommend approval of the site plan for Lot 12, First Park, at 14901 North Industrial Drive after the applicant submitted revised exterior materials that met staff conditions.
Jack (planning staff) said updated, colorized sheets were added to the packet and that the applicant changed the lower exterior finish to a stucco-like material approximately 8 feet high on street-facing walls as staff had requested; the applicant also added that finish to a third wall beyond the minimum requirement. Staff recommended full approval based on those revisions and other packet materials covering landscaping and buffering.
A commissioner asked why the agenda listed 6,000 square feet while the staff report listed 7,200. Jack replied that the additional footage reflects a second-story office area inside the building. No public objections were recorded on the site-plan item.
Roll-call votes were recorded as: Mayor Bole — aye; Terry — aye; Wallace — aye; Rob — aye; Billy — aye; Chevalier — aye; Alderman Wilson — aye. The commission secretary said the item will be brought to next Thursday's Board of Aldermen meeting as a resolution recommending approval.
Why it matters: The commission's approval advances construction and design details for a commercial building in the First Park industrial area; the applicant addressed staff concerns about exterior materials and screening before the vote.
