Bailey Quadra, the developer’s on‑site development manager, said Valencia currently has 623 platted lots; about 55 homes are under construction and roughly 150 homes are complete. The developer reported about 127 recorded sales to date and roughly 80 occupied residences; the current average sales price is about $512,000. Valencia’s long‑term plan includes about 948 lots and nearly 83 acres of lakes that are reported as roughly 99% constructed. Hillwood estimated it has invested approximately $70 million in infrastructure so far.
Why it matters: Valencia is one of the city’s largest master‑planned communities and will significantly increase the city’s taxable base and service demands as build‑out proceeds. The developer estimated eventual taxable value at roughly $575 million when complete.
