Smithville staff reports new retail interest, Clay Creek plat near-recording and possible Kaye Furniture redevelopment

City staff told the Smithville Planning and Zoning Commission about a cluster of development activities across town, including prospective retail tenants, a near-record-ready Clay Creek plat and early activity on the Kaye Furniture building redevelopment.
Jack, a city staff member, said two retail businesses are likely to occupy spaces at the Marketplace Shops and that those spaces were approved under a conceptual plan so they do not require additional site-plan approval by the commission. "There are 2 commercial retail entities looking at that," Jack said. Staff added that the applicants still must submit paperwork and that the city will review materials, stormwater and similar items before permits issue.
On subdivisions, Jack said Phase 1 of Clay Creek is "98% ready to get a plat recorded" but noted that the next board meeting was canceled for lack of a quorum and that items pushed to June 3. He also reported discussions with engineers and contractors about other projects and that the city has an agreement with a different developer to fund Wildflower improvements.
Jack told the commission there has been talk of redeveloping the Kaye Furniture building and that it appears to be under contract and currently in a due-diligence period. On the former Price Chopper building, staff said a nail salon has a sign up and appears to be under construction; staff said a restaurant had been discussed but had not yet submitted plans.
No formal votes were taken on these informational items. Staff said it will continue to update the commission as individual applications (site plans, plats, tenant finishes) progress to permitting or board consideration.
