Valencia developer reports steady sales, infrastructure progress and planned neighborhood retail

Hillwood Communities’ development manager for Valencia, Bailey Quadra, presented the PUD’s annual update to the commission, reporting continued infrastructure investment, homebuilding and plans for neighborhood retail.
Quadra said Valencia currently has 570 platted lots and that the developer expects the next council meeting to add 49 more lots, moving the total above 600. He said buildout is planned for about 948 homes. The community will include lakes (Quadra said “80 acres of lakes”), about eight miles of trails, a recreation center with a pool and pickleball courts, parks and other amenities.
Quadra reported $70 million of infrastructure investment to date and said that represented roughly 70% of the project’s infrastructure completion. He told the commission that since sales resumed in March 2024 the community has added about 78 residents and recorded 123 sales to date; he said average sale prices have been around $500,000. Quadra estimated the eventual commercial taxable value within Valencia at between $20 million and $40 million.
Quadra said Valencia has worked to integrate the Manvel name and branding in entry monuments and wayfinding and that the developer will present regular annual updates to the commission going forward.
