Commission approves replat to correct Parkdale Storage lot lines in Denison ETJ

The Denison Planning Commission on Jan. 14 approved a replat for Lot 1R and Lot 2R of the Parkdale Storage addition (case 202427RP) that removes a platted right of way the city does not own, creating two legal lots of record.
Planning staff explained the amending plat corrects a prior platting error and clarifies ownership after a 2022 development approval. The property is in Denison's extraterritorial jurisdiction and staff recommended approval so the applicant could complete transactions and tidy the title record.
David Couch, who identified himself as the owner and gave an address of 931 Waterloo Lake Drive, spoke in support and said he has sought this correction since 2019; he described the right-of-way dedication as appearing only on a 1962 plat and said vacating it was necessary to sell or transact the property.
Staff said water and sewer could be made available if the property were annexed in the future; the replat itself does not change utility provision. The commission voted to approve the replat; staff will record the amended plat accordingly.
