Commission approves replat of Denison Plaza (Kwik Trip site) to create legal lot of record

The Planning and Zoning Commission approved a replat for Lot 1R, Block A of Denison Plaza Phase 1, the property commonly known as the Kwik Trip site at 3121 West Elm FM 120, to create a legal lot of record and allow development on adjacent property.
City staff said the replat was initiated after coordination with the developer in 2023 to accommodate additional land that came into play because of Texas Department of Transportation right-of-way changes and required subdivision adjustments. The developer, Tom DeChico, told the commission he worked on the project for about four years and reconfigured land originally leased to Kwik Trip to create a phase 2 for additional development.
Staff recommended approval. The applicant submitted a final plat for the adjoining property to the east to subdivide the extra land into three lots; the replat before the commission removes an illegal subdivision and produces a legal lot of record. The transcript records a motion to approve the replat; staff stated this approval is final and will not go to city council.
