Board approves revised two‑story brick infill at 317 West Main with conditions

The Historic Preservation Board on Feb. 4 approved a certificate of appropriateness for infill construction at 317 West Main Street, contingent on a traditional bulkhead for the main-floor retail section and trim colors taken from the board’s recommended palette.

Mary (staff) said the applicant returned with revised renderings after the board’s January 21 request for a brick façade and additional decorative elements. The proposed building is two stories with retail on the first floor and residential uses above; the previously proposed stucco has been replaced with brick and the 7-foot setback will remain.

Board members discussed specific façade elements the board had asked to be revised earlier, including changes to window framing, lighting fixtures and patterned brickwork. The board asked the applicant to provide a traditional storefront bulkhead on the retail front and to submit trim colors from the recommended palette; the board delegated to staff the authority to approve the final color selection and additional minor details. The board also requested follow-up renderings on the remaining decorative elements above the second floor.

A motion to approve the certificate of appropriateness for the infill at 317 West Main Street, with the condition that the retail storefront have a historically appropriate bulkhead and that trim color be selected from the approved palette, was made and approved by voice vote (“Aye”). Staff will process the final drawings and administratively review the color selection and bulkhead detail per the board’s instruction.
