Planning commission approves replat for FM 1417 property; staff announces volunteer day and planning kickoff

The Denison Planning Commission on Feb. 25 approved a replat for property adjacent to FM 1417, authorizing subdivision of an existing commercial lot into four legal lots of record, each with frontage on FM 1417 and served by private wells and on‑site septic systems.
Planning staff introduced the item and recommended approval, telling the commission, "Staff doesn't have any concerns with the plat, and therefore we recommend approval of the request." The commission opened and closed a public hearing with no speakers and approved the replat by unanimous voice vote.
Separately, staff provided several operational updates. A planning‑staff official said the city's volunteer event is scheduled for March 22 and that the deadline for volunteer applications is Friday, Feb. 28. "We have 115 volunteers currently," the staffer said, noting additional volunteers (such as college groups) were expected. Staff also said the city held a Texas General Land Office kickoff meeting in preparation for the comprehensive‑plan rewrite and that the city will review an RFP internally this week before releasing it publicly and forming selection and review committees.
During the consent portion of the meeting commissioners also noted a forthcoming Dairy Queen in Denison; the commission approved the consent agenda by voice vote.
The replat property is located in the city's extraterritorial jurisdiction (ETJ) just north of the intersection of FM 1417 and Highway 691, adjacent to Perrin Field Estates. Planning staff said Grayson County reviewed the plat and had only a few general-note comments. The applicant seeks to parcel existing commercial buildings to allow individual sale of each building.
No public comments were recorded on the replat. Staff said each new lot will be served by a private water well and on‑site septic as part of the proposed subdivision.
