Commission approves replat to split Belmont lot into two single-family lots

The Denison Planning and Zoning Commission on March 25 approved a replat for the Belmont Addition that subdivides the southern portion of an existing parcel into two legal lots of record, designated Lot 22R-1 and Lot 22R-2.
Planning staff said a single-family structure already sits wholly on what will be Lot 22R-1; the applicant proposed Lot 22R-2 for future single-family development. “Both proposed lots do meet the development or the lot size and lot dimension requirements” of the Single-Family 5 (SF-5) zoning district, planning staff member Miss York told the commission.
Both lots will front on East Murray Street and have access to water and sewer. Staff informed the commission that a short sewer extension along East Murray may be needed to serve the new lot (staff estimated it would not be a significant distance and referenced approximately 60 feet), and that the city has no capacity issues for sewer service.
No public speakers spoke in opposition or support during the hearing. A commissioner moved to approve the replat; the motion carried on a voice vote with all in favor.
Staff recommended approval and the commission’s action finalizes the replat at the commission level; no separate council action was indicated in the staff presentation.
