Denison council approves rezoning of 323 East Chestnut to SF-5 for single-family home

The Denison City Council voted Monday to rezone the parcel commonly known as 323 East Chestnut from light industrial and MF-1 multifamily zoning to Single Family-5, clearing the way for construction of a single-family residence.
City planning staff told the council the 0.21-acre property is split-zoned and surrounded largely by single-family homes; staff and the Planning & Zoning Commission recommended the rezoning as consistent with the city’s future land use plan.
Planner Diane York described the lot as three individually platted 25-foot-wide lots and said the requested SF-5 designation aligns with adjacent residential zoning and the future land use plan. York said the applicant intends to build a single-family home and that the Planning & Zoning Commission approved the recommendation at its April 22 meeting.
Mayor Pro Tem Teresa Adams moved approval of the ordinance and Councilman Thomas seconded. The council approved the rezoning by voice vote with no recorded opposition.
No site-specific conditions or variances were recorded in the meeting minutes; the applicant was not present for the presentation but staff said they supported the request.
