The Des Moines Plan and Zoning Commission approved a preliminary plat to subdivide a 5.7‑acre vacant area into parcels for townhomes near the 2401 block.
Planning staff said the layout matches a previously approved planned unit development and that the plat simply creates the individual legal lots so each of the attached townhome units can be sold. "Everything proposed here matches the approved PUD on file," Planning staff member Michael Dell said during the presentation.
The project area will contain townhome buildings with garage access from private streets and front stoops oriented toward adjacent residential areas. The staff recommendation was for approval of the preliminary plat subject to additional technical considerations during the remaining review process.
An applicant representative confirmed the plat did not change lot sizes and noted minor adjustments were made to meet fire code standards. A few nearby residents attended the hearing and asked for a privacy fence for backyards bordering the new private streets; one resident asked about potential traffic and headlights shining into an existing bedroom. Staff said traffic engineering had reviewed the layout and did not express concerns.
Commissioners voted to approve the preliminary plat and move it forward to the remaining administrative steps for final platting and subdivision.
