The City of Sunny Isles Beach commission approved a site plan modification and associated purchase of transfer development rights (TDRs) for Unit 402 at the Mansions at Aqualina, allowing a western balcony to be enclosed and converted to interior floor area.
Planning staff described application PZ202506 and presented floor plans showing the existing balcony and the proposed conversion to a bedroom. The change will increase Unit 402’s floor area by 313 square feet. To enable the increased floor area the applicant sought to buy 313 square feet of FAR from the city’s public TDR bank; staff reported the TDR purchase price for this transfer will be $39,125.
If approved, the amendment increases the Mansions at Aqualina development’s approved total floor area from 435,386 square feet to 435,699 square feet. Staff noted the project would retain 92,492 square feet of available floor area in the site’s TDR allocation for future requests.
