The Worcester Zoning Board of Appeals granted a special permit allowing the owner of 29 Wallingford Road to add about 800 square feet and a second floor to a preexisting one‑bedroom house, increasing the structure from approximately 420 sq. ft. to 1,220 sq. ft.
Applicant consultant Nusica Correa told the board the proposal is the same plan that received board approval in 2015 but was not constructed under the prior owner. The current owner, Mario Coston, seeks to proceed with that earlier design. Planning staff noted the structure is preexisting nonconforming with a 10-foot front-yard setback where 20 feet is required and said the proposed addition would not further encroach on that setback.
Amy Westley of the Planning Division confirmed the parcel is in the RL-7 zoning district, contains 7,025 square feet of lot area and has approximately 101 feet of frontage on Wallingford Road. Staff had no substantive conditions beyond requesting that the board accept the applicant’s waiver of an updated survey and allow the 2015 plans to stand; the board approved the waiver and the special permit.
Board members who reviewed the property said the modest addition was consistent with the neighborhood and that, because the plan previously had approval, the waiver was reasonable. The board voted unanimously to approve the special permit as filed with the 2015 plans.
