AHRB approves roof deck at 12 Chestnut Ridge Way

At the start of the meeting the board heard a presentation on a proposed roof deck at 12 Chestnut Ridge Way. Nile Kane (applicant representative) presented the design on behalf of Casey and Dominic Romani and described a Trex composite deck, a stair to the backyard and a new sliding door and drainage tie‑in. "I'm just, here to present a roof deck project at 12 Chestnut Ridge Way for Casey and Dominic Romani," Kane said while showing elevations and finish details.
Valerie (Planning/AHRB staff) read the AHRB resolution, which referenced the plans dated Feb. 20, 2025 and granted architectural and historic review approval "subject to the following conditions" identified in the resolution. The chair moved the resolution and the board approved it by voice vote.
What was proposed and reviewed: the applicant will install a Trex‑type decking system with PVC composite planking, a matching railing system, raise an existing sliding door to accommodate the new deck, provide a drainage scheme tied into existing gutters and match a new infill wall to the stuccoed basement finish. The applicant said no new impervious area will be created; the deck ties into the existing drainage system.
Outcome: Planning staff read a resolution granting AHRB approval subject to the plans referenced; the board voted in favor and the applicant may proceed to satisfy any conditions set out in the AHRB resolution and any applicable permitting requirements.
