The Village of Patchogue Board of Trustees on April 15 approved a conditional special-use permit for Kelly Builders and Development LLC to build a three-unit apartment clubhouse at the southeast/southwest corner of Molton Street and West Avenue.
The board said it accepted the South County Planning Commission's recommendations with conditions and voted to pass the permit to the planning department for final processing. The applicant was asked to meet several common-sense conditions the planning commission attached, which the board recorded as part of the approval process.
Trustees and staff noted the current proposal represents a substantial reduction in scale from earlier conversion plans discussed several years ago; one trustee described previous conversion proposals as having been roughly 50 units and later about 30 units. Board members praised the applicant's changes that, in their view, better align the project with the surrounding neighborhood.
