The Planning and Zoning Commission voted May 14 to recommend a zoning text amendment to include Fairway Street within Dickinson’s Corridor Overlay District. The change would require new commercial and public site developments along Fairway Street to meet the Corridor Overlay District’s development and design standards; existing single‑family homes would not be affected.
City Planner Natalie Burchek said the overlay addition covers the portion of Fairway Street inside the city limits and would not apply past the point where Fairway’s name changes to Ninth Street. “The addition will require future commercial and public site developments along Fairway Street to abide by the development standards that are outlined in the Corridor Overlay District,” Burchek said. Staff reported no public comments on the request and recommended approval.
Commissioners asked staff to clarify how the overlay applies to significant renovations: Burchek said substantial upgrades that meet specified thresholds (for example, 50 percent of assessed value or square footage) would trigger compliance with the corridor standards, while smaller remodels would not. The commission found the amendment consistent with the comprehensive plan and Dickinson zoning ordinance and recommended approval; the recommendation will go to the City Commission for final adoption.
