The Flathead County Board of Commissioners approved three subdivision matters during the meeting: preliminary plat approval for Armory Woods (two lots at 573 Armory Road), final plat approval for Swooping Osprey (one residential lot and one commercial lot on Las Prairie Road) and preliminary plat approval for Sunset Acres (two residential lots at 1682 Smith Lake Road).
Planning staff said Armory Woods will create two residential lots served by a shared well, shared septic, and a shared approach; agency comments required DEQ review for water and wastewater and noted Haskell Creek is roughly a quarter‑mile from the property. The commissioners read and approved the statutory findings for the minor preliminary plat, including conditions for weed control and agency reviews.
Swooping Osprey’s final plat was presented as following preliminary approval on Nov. 7, 2024, and staff said all conditions had been met; commissioners moved and approved final plat adoption.
Sunset Acres, a roughly 20‑acre parcel on Smith Lake Road, contains mapped wetlands, floodplain and Ashley Creek along the western boundary; the applicant designated those areas as no‑build zones, provided a riparian resource management plan and will require post‑approval items such as a weed control plan and postmaster approval for mail delivery. Commissioners read findings and granted preliminary approval as a minor subdivision.
All three motions carried on voice votes.
