City planning staff described a petition to annex and rezone a roughly one-acre parcel at 6101 North 20 Third Street. The property, immediately west of Walk On Drive and contiguous to existing city limits, is in tier 1 of the city's urban service area and is under common ownership with adjacent lots, staff said.
The city’s presentation noted that annexation is required for a property to connect to city sewer if the owner desires that option; otherwise the parcel could be developed under county jurisdiction. Planning staff described the county zoning as residential in place but said the property has been used for vehicle storage and related activity; the owner has requested an I-1 (industrial) zoning classification. The Ozark Planning and Zoning Commission reviewed the request on March 24 and recommended approval; staff also recommended approval and said no objections had been received from adjoining property owners.
Why it matters: Annexation would allow the owner to connect to city utilities and to develop the site under city zoning, including the industrial district the owner requested. The parcel’s contiguity to already annexed industrial property informed staff’s recommendation.
Developer representation and public input: Daniel Richards of Lee Engineering, representing the developer, attended and said he had no additional comments and was available to answer questions. No public opposition was recorded at the reading; the board closed public comment.
Board action: The board placed both bills (annexation bill 3658 and rezoning bill 3659) on their readings by title, took public comment (none in opposition), and then held both bills for a future meeting for further consideration. No final annexation or rezoning action was taken at this session.
