First, the council considered a replat application by Leon Contreras Jr. involving property identified by parcel numbers for Lots 1 and 2, Block 2 of Frank Phelps Garden Tracts; the applicant’s surveyor explained the proposal would change the orientation of existing lots so they face North Street. The city opened a public hearing and staff reported mailed notices to neighboring property owners; no comments for or against were received. Planning and Zoning forwarded a recommendation for approval and staff recommended approval; the council approved the related resolution unanimously.
Second, the council considered a replat at 2299 Kinney Lane (T P McCampbell block) to split an existing lot into two lots (12‑B and 12‑C). Staff explained this replat required city council action because Kenny Lane is a designated major thoroughfare and the request includes a 10‑foot dedication. The Planning and Zoning Commission reviewed the item, staff recommended approval and the council passed the related resolution unanimously.
Staff noted city utilities (water and sewer) are available to serve the replatted lots and that required easements, fire hydrant proximity and utility line sizes were checked as part of the review. The council approved both resolutions on motions from council members and recorded unanimous votes.
