Meade County panel approves multiple final plats; confirms private driveway variance and DOT support on encroachment

Planning staff said the reconfiguration will resolve a drain field that crossed a lot line so that the drain field and related septic system are now entirely within Lot 1R. The applicant for the replat, identified by staff as associated with Ron Davis’s filing, brought the Mylar for signatures during the meeting. The commission moved and approved the final plat as presented with unanimous ayes on the recorded motion.
Staff also presented a bridal plat (Tim’s place) and said there were no changes from the preliminary submission. The record shows the commission discussed surveyor coordination, Mylar signatures, and whether signatures were on file; staff confirmed some signatures remained to be collected but the documents were in process.
Commissioners noted that Bear Butte Valley Water confirmed both lots have water rights for one final plat, and that the South Dakota Department of Transportation responded by letter indicating support for the encroachment into setbacks where appropriate for a highway lot; staff said the DOT response was included in the file.
The commission reiterated that a county commissioners’ action previously granted a variance to leave a private driveway at 12 feet wide; that variance remains in place and was reflected in staff comments. The motion(s) to approve the final plats carried with recorded ayes by the commission and no recorded oppositions in the spoken record.
Outcome and next steps: staff will record signedMylar plats and continue coordination with surveyors and agencies such as DOT and Bear Butte Valley Water to complete the final-recording process.
