The Page County Planning Commission on record considered a special-use permit (SUP) for a commercial woodworking workshop and set a public hearing for the item in two weeks.
Commissioners spent the meeting reviewing conditions attached to the SUP after the applicant told staff he intended to increase the shop area from 24 by 40 feet to roughly 24 by 60 feet. Staff recommended referencing “the building indicated in the application packet” rather than a fixed square footage so the permit would apply to the building itself rather than a specific room size. That proposal would leave building‑code and fire‑safety compliance as the controlling limits on operations.
The commission’s zoning and building staff described the fire‑safety checks already performed on site. Building official James Campbell confirmed that fire separation measures were discussed during the on‑site review and that the applicant would need to meet building‑permit requirements if the shop expanded again. “When he puts his electrical service in there, he would have to do a load calculation to make sure it’s the proper size of service to supply the electric that he would need for the equipment that he has,” Campbell said.
Commissioners also discussed condition 5 in the draft conditions, which reads in part that “all operations except those related to delivery, loading, and unloading of equipment or workshop products shall be limited to the building indicated in the application packet.” Commissioners agreed the wording allows the permit to cover the full building rather than a fixed 24-by-60 area, provided the applicant obtains any required building permits and complies with fire separation requirements.
No final permit vote was taken at the work session; the commission directed staff to proceed to a noticed public hearing in two weeks. The commission also noted the general practice for SUP durations (historically 50 years in the county) and said they had no immediate recommendation to change that length for this application.
