The Keith County Board of Commissioners approved a road dedication and final plat from Bayside Investments LLC that will enable a minor subdivision on property near Lake McConaughy.
Zoning staff described the proposal as a final plat and road dedication in the southwest quarter of Section 23, township 15 north, range 40 (parcel formerly owned by the estate of Bonnie Nemechek). The plat, prepared by Dickinson Land Surveyors, creates four buildable lots plus outlots and dedicates a short extension of an existing road so the subdivision will meet county access requirements. Staff confirmed property taxes for 2025 were paid and that 14 property owners within 300 feet were notified.
Commissioner Anderson made the motion to approve the road dedication; Commissioner Wartman seconded and the board approved it by roll call. The board then approved the final plat in a second motion by Anderson, seconded by Irvin; votes were unanimous.
The approved plat identifies one outlot as non‑buildable open space. County staff will record the dedication and final plat with the register of deeds and advise the developer on next steps required for lot development and permitting.
