The Fauquier County Board of Supervisors approved a special exception 4-0 on May 8 permitting construction of an indoor self‑storage complex at Vint Hill with an aggregate building footprint of just over 107,000 square feet. The parcels are at the corner of Kennedy Road and Edmore Court in the New Baltimore Service District and total approximately 7.8 acres.
Staff told the board the rezoning amendment approved in 2018 allows the use in PCID but requires special‑exception approval for structures or groups of structures serving the same enterprise with an aggregate footprint exceeding 50,000 square feet. The applicant proposed six buildings (one two‑story office/climate‑controlled building plus five exterior‑access storage buildings), two gated entrances from Edmore Court, perimeter landscaping, and estimated business operations of two employees and about 20 customers per day with 24/7 gated access for unit renters.
The planning commission recommended approval with conditions to limit storage to personal property and household goods (consistent with the zoning ordinance), to prohibit indoor or outdoor storage of RVs and motorized equipment, to require upper‑story window glazing to reduce light pollution, and to limit visible interior lighting to office hours. The Vint Hill Conservancy provided a letter of support; the conservancy’s approval will be required before site‑plan release.
Planning staff estimated about 44 vehicle trips per day for employees, customers and deliveries. The board confirmed that additional conditions imposed by the conservancy or required at site plan stage would be addressed later in the review process. The motion to approve included the planning commission’s recommended conditions and passed unanimously.
