The Belton City Council on March 25 unanimously approved a rezoning request for approximately 16.07 acres at the southwest corner of Interstate 14 and South Loop 121, an area the staff described as consistent with the future land use designation for a commercial corridor.
City staff explained the request covered property recently purchased by the applicant (a segment of TxDOT right-of-way was described as abandoned by the applicant), and that the applicant seeks Commercial 1 zoning to permit uses including a car wash, restaurant and convenience store. Staff reported no letters from adjacent property owners within 200 feet and said the Planning and Zoning Commission recommended approval after its March 18 hearing.
The council closed the public hearing after no public comments and approved the rezoning by motion. Staff noted the applicant agreed to post warning signage and notices in advance of any closure of the right-of-way portion adjacent to the property.
Ending: The rezoning clears the way for commercial development at the interchange; staff and the applicant will coordinate notifications prior to any changes in circulation or right-of-way access.
