The Connecticut Real Estate Appraisal Commission voted 4–2 to accept sample reports submitted by provisional appraiser Dan (Peter) Booth, clearing him to contact PSI and schedule his licensing exam after further study.
Commissioners praised Booth for completing qualifying education and required hours but raised multiple concerns about submitted sample reports, including photo and street‑scene documentation, absence of building sketches, limited explanation of adjustments, and failure to document proximity to nearby commercial uses on one property. Commissioner Bob said reviewers would “be asking you for specific explanations for each of your adjustments” and urged more detail in addenda. Another commissioner told Booth, “I still think you’re not ready, and I’m done,” reflecting the divide on the panel.
Booth and his sponsor (Andrew Ojazzo) attended the hearing. Debbie Yanessey, the department examiner, confirmed Booth had met qualifying education and experience-hour requirements and would be added to the list so PSI could process his exam appointment once the commission’s approval was recorded.
Why it matters: Acceptance of Booth’s sample reports clears him to take the licensing test; commissioners left a clear message that lenders and reviewers will expect fuller documentation and stronger explanations of comp selection and adjustments in future reports.
Practical follow-up: Staff will notify the testing vendor (PSI) that Booth has been approved to schedule his exam. Commissioners encouraged Booth to incorporate reviewers’ feedback—especially expanded addenda explaining adjustments, clearer site and street photos, and a cost approach and building sketches where relevant—before performing lender assignments.
