Planning and Zoning: Commission approves plats, signage variance and elects vice chair

The Converse Planning and Zoning Commission on Jan. 27 approved several land-use items, recommended a reappointment to city council and elected a vice chair during a 7:01 p.m. meeting at City Hall.

The commission voted to approve the minutes of its Dec. 16, 2024, meeting; a final plat for Emerick Plaza at 9200 Schafer Road; and a preliminary subdivision plat for a proposed sports complex on 7.423 acres at 10251 East Loop 1604. The body also approved a variance allowing additional wall signage and cross-parcel advertising for adjacent Kwik Trip (QT) and Bubble Bath car wash properties, moved a reappointment recommendation to the City Council, and re-elected Billy Ortiz as vice chair.

- Sign variance — 9087 FM 78 / South Seguin Road: The commission approved a variance to allow wall signs exceeding the usual 32-square-foot limit and to permit cross-parcel advertising between two separately platted lots occupied by a Kwik Trip (QT) and an adjacent Bubble Bath car wash. Staff recommended approval after reviewing sign sizes and the site layout; applicants were present. Motion passed by voice vote.

- Reappointment recommendation: The commission voted to forward a reappointment (name pronounced as “Danube” in the meeting materials) to the City Council for appointment/reappointment as a full member of the commission. The motion to move the reappointment to council carried on a voice/roll-call vote.

- Election of vice chair: The commission nominated and elected Billy Ortiz as vice chair by unanimous roll call.
