Fate P&Z approves rezoning to allow two‑lot subdivision on Greenbrier Road

The Planning and Zoning Commission of the City of Fate on May 16 recommended approval of ZR25003, a straight rezoning request that will change a 1.88‑acre parcel on Greenbrier Road from Agricultural (AG) to Residential Suburban (R‑1) to permit subdivision into two lots.
City senior planner Robbie Highfield told commissioners the property is currently one lot of about 1.88 acres with a house and accessory structures and that the applicant proposes two lots: Lot 1 at about 1 acre and Lot 2 at roughly 0.88 acres. "This is a straight zoning request, from agriculture to residential suburban density 1," Highfield said in the staff presentation.
Highfield said staff find the request consistent with the comprehensive plan and the surrounding residential character; R‑1 allows lot sizes from 10,000 square feet up to 1 acre, while the AG default requires a 5‑acre minimum, so the rezoning is necessary for the proposed subdivision. Staff mailed 19 notices within the 200‑foot state buffer and received one written response opposing the request over traffic and perceived insufficient infrastructure.
During discussion commissioners asked whether the rear lot could be served by a public road or only by a long driveway. Highfield said a future buyer or developer would be responsible for meeting the city’s road and platting standards, and that a minor plat would be reviewed by staff; if development proposals reduced lot sizes below R‑1 standards a subsequent rezoning would be required. The applicant, Paul White, told the panel, "I just know that I want to sell the property," when asked about plans for the lots.
A motion to recommend approval of ZR25003 was made and seconded; the motion passed unanimously.
Next steps for the owner are platting and any required engineering review; if the minor plat does not meet development standards it will not be approved by staff.
