Council approves rezoning at 305 Aviation Avenue to allow lot split in Aviation Heights

The Schertz City Council voted 7–0 on April 15 to approve Ordinance 25S011, rezoning approximately 0.4 acres at 305 Aviation Avenue from single‑family residential district R‑2 to single‑family residential district R‑6.
Planner Daisy Marquez told the council the subject parcel is an undeveloped remnant made up of multiple original Aviation Heights lots that were replatted into a single lot (Lot 61). Marquez said the neighborhood’s original lot widths in the 1920s are narrower than current R‑2 dimensional requirements; the applicant requested R‑6 so the parcel could be split consistent with R‑6 minimum lot widths (60 feet) rather than R‑2 (70 feet). Marquez said staff sent 27 notices to nearby property owners, received one written opposition that planning staff determined was due to confusion about zoning labels, and that emergency responders and the school district had no objections.
The public hearing was opened and closed with no speakers in attendance. Councilmember Davis moved to approve the ordinance; Councilmember Watson seconded. The council voted 7–0 to adopt the rezoning.
Ending: The rezoning clears the way for the applicant to split the 0.4‑acre site into two lots that meet R‑6 dimensional standards; the applicant was not present at the hearing.
