The Planning and Zoning Commission approved a waiver and the final plat for Lot 2, Block 1 of the Monroe Subdivision (approximately 12.39 acres) during the May 7 meeting.
Planner William Willingham said the lot is within APZ‑2, has access to Wehr‑Seguin Road through a 30‑foot ingress/egress easement owned by the same property owner, and currently lacks a nearby public sewer connection. Engineering reviewed the waiver and recommended approval because the nearest public sewer is about 2,000 feet away and the applicant is proposing a single family home.
Staff recommended approval of the waiver for OSSF and of the final plat; the commission approved both motions with recorded 7‑0 votes. Willingham noted the final plat was reviewed with no objections by engineering, fire and planning departments. Commissioners discussed the city’s broader approach to sewer extensions and noted this type of waiver can be appropriate when public sewer is not reasonably available.
The waiver and final plat approval allow the property owner to proceed with the proposed lotting and single home construction under OSSF; if public sewer becomes available in the future, UDC requirements for connection and extension would apply.
