The Planning and Zoning Commission approved two related items for the Burnett Subdivision on Shafer Road: a waiver to allow lots to remain served by an existing on‑site sewage facility (OSSF) rather than extend a public sewer main, and a preliminary plat of the subdivision.
Planner William Willingham told the commission the site is about 1.89 acres, contains an existing home and an approved on‑site septic facility, and lies roughly 4,000 feet from the nearest public sewer connection. He said engineering staff reviewed the waiver request and supported it, noting the site is already serviced by OSSF and the applicant does not intend additional development beyond the existing home at this time.
On the waiver, a commissioner asked whether the waiver and plat could be considered together; staff said the current process required separate actions. Commissioners moved to approve the waiver (PLPP 20250053) and then the preliminary plat; both motions passed with recorded 7‑0 votes.
Willingham said the preliminary plat was reviewed by fire, engineering and planning with no objections, and staff recommended approval. The commission approved both items; the final plat and any future development will be subject to applicable UDC requirements and connection requirements if sewer becomes available.
