The Pearland Planning and Zoning Commission voted 5-0 to recommend approval of the final plat for the Broadway Homes subdivision, which will create 155 residential lots and three non-residential reserves on about 25.762 acres in the northeast corner of 521 and Broadway Street.
Planner Patrick Bauer told commissioners the site is in the Shadow Creek branch planned unit development. "The preliminary plat was approved in April of 2023 and minor changes since that preliminary plat include streetlight locations and some added utility easements for streetlights as they move around," Bauer said. He said staff finds the final plat conforms to the approved preliminary plat and that the Subdivision Improvement Agreement (SIA) has been executed.
No public comments were filed and the applicant did not present further testimony at the meeting. Commissioners moved and seconded approval; the motion passed unanimously.
The plat advances infrastructure and subdivision approval steps needed before construction and sale of lots. Staff emphasized that the final plat conforms to the previously approved plan and that required agreements are in place to secure public improvements.
