The Pearland City Council approved first reading of Ordinance 2000M-270 to assign permanent zoning classifications to land recently annexed from Brazoria County Municipal Utility District No. 16.
City staff explained the ordinance assigns General Business (GB) for portions fronting Broadway Street and certain commercial tracts, Single-Family Residential 3 (R-3) for the existing 60-foot lot subdivisions and the City of Pearland Sports Complex, Suburban Residential 12 (SR-12) for larger-lot areas near Lakeside Estates, and Suburban Development for detention/undevelopable areas. Staff recommended the classifications and the Planning & Zoning Commission voted 6-0 to recommend approval.
Staff told council that notices to property owners were mailed in advance; the packet showed many mailed notices and generated only one written comment in opposition and one request for additional information. There was no public testimony at the council hearing. The ordinance passed first reading 6-0.
Council directed staff to proceed with required administrative steps; the item will return for second reading.
