Pearland commission backs 480‑sq‑ft expansion to Broadway auto repair; sends CUP to council

The Pearland Planning and Zoning Commission voted 6‑0 on Monday to recommend approval of a conditional use permit that would allow Gulftex Roofing and Services, on behalf of owner Hale Properties LLC, to expand an existing auto‑repair minor use at 10331 Broadway Street.
Planner Patrick Bauer, presenting the staff report, said the applicant seeks a 480‑square‑foot addition “which will essentially house tires for the business.” Bauer said the proposal includes relocating an existing dumpster slightly to the northeast and enclosing it to meet the Unified Development Code (UDC) requirements. He told the commission that staff found the request met the city’s comprehensive plan, thoroughfare plan and all seven UDC approval criteria for a CUP.
There were no public comments in support or opposition at the hearing. The applicant declined to make a presentation but remained available for questions. The commission moved directly from brief staff discussion to a vote; the motion to recommend approval passed unanimously, 6‑0.
Because auto repair (minor) is a use that requires a conditional use permit in the General Business (GB) district, Bauer reminded the panel that even an enlargement of an existing facility requires a new CUP. The commission’s recommendation will be forwarded to City Council; council is scheduled to consider the zoning change and CUP on Monday, May 19.
The commission’s action is a recommendation only; the final decision rests with City Council.
