The Zoning Board of Appeals approved renovations and a vertical extension at 25 Nipmuck Road on May 14, including variances for side and front setbacks and a finding to extend lot coverage on a preexisting nonconforming structure.

Applicant Renato Nakazano said the project will remodel the existing house, line the front porch walls with the main house and replace existing dormers with full second-floor walls and a gable roof. Neighbors attended the hearing to ask about the height, proximity to adjacent properties, basement bulkhead egress and access across a shared rear wall; applicants and their representatives said the proposed height would be within zoning limits and that a bulkhead exists for basement egress. Board members who inspected the property said the proposed changes were consistent with surrounding structures and voted to approve the requested finding and variances.

No special conditions beyond standard building-permit compliance were recorded in the hearing minutes; the board approved the application by voice vote.
