Assistant superintendent Maria Nodine and staff said the proposed sale covers the northern phase of the Morrow parcel, including the parking area north of the main building and a small house on the southwest corner of the parking lot; the buyer intends to develop residential housing substantially consistent with the city's Sunshine Mile Overlay district. The staff presentation noted the deal includes provisions addressing the relocation of an on-site cell tower and calls for early agreement on relocation terms during the buyer's due-diligence period.
Nodine described the schedule in the purchase agreement as a standard commercial timeline: 120 days for due diligence, escrow deposits that become nonrefundable at specified milestones, and closing within approximately 11 to 17 months depending on extensions. The agreement requires coordination on the cell-tower relocation, which staff said they hope to resolve within the first 60 days of due diligence.
Board member questions focused on parcel boundaries and whether adjacent commercial properties were part of this sale; staff confirmed the sale does not include the building on the parcel's northwest corner known locally as The Rock nightclub. The board voted on a roll-call motion to approve the purchase-and-sale agreement. Doctor Shaw moved the item and President Ekstrom seconded. Roll call recorded Miss Shaw voting no; Mister Romero, Doctor Ravi and Miss Ekstrom voting yes. The motion passed 3 to 1.
The sale affects district real estate holdings at the Morrow Education Center. Staff said the agreement is intended to create a consolidated services footprint for district operations while allowing development of the northern parcel in conformance with local zoning and overlay standards.
