The commission's materials and the discussion noted replacement planting to meet the township's tree requirements.
A commission reviewer reported the developer will remove 26 existing trees and proposed 140 replacement trees to meet the ordinance-calculated requirement. The submission includes a planting schedule and species list (magnolia, oak, red maple and other species were cited in the review). The reviewer said the replacements were now shown on a map in the most recent resubmission and that many of the replanted trees would be placed around the vacant lot and on the northern and western property borders as previously requested.
Commission members praised the applicant for addressing previous concerns about tree counts and stormwater management and said the stormwater plan appeared more extensive in the latest resubmission. The reviewer observed the stormwater documentation runs to more than 100 pages and said the PRC (project review committee) had performed a detailed review.
Commissioners suggested adding green-building features to the new homes. One commissioner recommended the developer consider roof-mounted solar panels for newly built homes and suggested making garages "EV charger-ready" (0/40-amp panel provision and conduit) so future installations would be simpler and less costly. During discussion, a technical recommendation was offered: a 32-amp minimum EV-ready circuit, ideally provisioned with space for a 40-amp breaker, to support overnight residential charging without requiring major retrofits.
No formal action was taken by the commission on the application during the meeting; members said they would include their review comments in the site-plan review record.
