One commissioner reviewed the S&B (small‑neighborhood business) zoning and said it permits convenience stores with gas; commissioners observed the proposed facility includes five fuel pumps and is not a large truck stop.
After a short discussion, Commissioner Dana moved to approve proceeding with the site plan; the motion was seconded and carried on a roll‑call vote with one recorded “no” vote by Commissioner Clemons. Planning staff reiterated that final approvals will require drainage studies and other engineering submissions before final permit issuance.
The commission’s action allows the applicant to continue the permitting process; final construction approvals will depend on subsequent engineering and planning reviews.
