Planning staff recommends tabling two zoning cases to allow more review and neighbor input

Temple planning staff asked the Planning and Zoning Commission to table a proposed community-center sale on Honor Lane for two weeks and to delay consideration of a revised plan at 12000 FM 20305/12016 West Adams for one month so the applicant can provide detailed townhouse lot plans and staff can re-notice neighbors.
Planning and development director Bridal Chandler told the Temple Planning and Zoning Commission at its May 5 work session that two zoning items on the evening’s agenda should be delayed to allow additional review and neighbor outreach.
Chandler said the Honor Lane application is asking to “table one more time … to be able to sell that building for [a] community center” and that the applicant requested two more weeks. The commission was not recorded taking a formal vote during the work session.
Chandler said a second zoning case at “12000 FM 20305 and also 12016 on West Adams” now proposes townhomes on the north and west portions of the project. She said staff and the applicant agreed the change is “a substantial enough change that we would recommend that we table that for a month” so staff can renotice neighbors and the development review committee can re-review the new townhome portion. Chandler added that updated site plans should show lot widths—for example, “25 foot lots, 30 foot lots,” building heights and features such as balconies so neighbors can assess visual impacts.
The director said tabling the West Adams application would allow staff to resend notices and review the modified plan without charging the applicant. She said the owner and engineer were present and appeared to agree to the approach.
Discussion at the brief work session included whether to hear public comment or hold a full presentation on the West Adams item; staff recommended limiting the meeting to public comments and displaying the posted site plan. No final decision or formal vote on either tabling request was recorded in the workshop minutes.
Chandler also noted that public comments from neighbors will be taken if the public hearing opens at the commission’s regular meeting, giving attendees present an opportunity to ask questions.
The items will return to the commission after the requested tabling periods and any required re-notification.
