The Planning and Zoning Commission voted to recommend approval of a rezoning from Residential Estate (RE) to Residential Transition (R-3) to allow multifamily development on a property fronting North Central Avenue.
Staff said the request would permit a multifamily project and is consistent with the comprehensive plan. The packet reported a 200-foot notification buffer with 13 mailed notices and no written opposition in the staff packet. A nearby resident, Janet Schooley, told the commission Central Avenue is in poor condition and asked whether the developer had provided a unit count; staff said the R-3 designation allows up to 30 units per acre, but the developer had not presented a final unit count at P&Z.
Another commenter and the property owner said utilities are not currently extended to the parcel and that additional multifamily zoning could help attract investments that bring sewer and electrical services. Staff noted jurisdictional questions about the road and said the item will go to City Commission where public-works and engineering departments can respond.
Commission action: the commission approved the rezoning recommendation by voice vote; motion carried and will move to the City Commission for final action.
