The Brownsville Historic Preservation Commission voted to approve a rehabilitation plan and removal of a rear brick garage that encroached an adjacent lot, for a house built about the 1950s and associated in the staff presentation with Raymond Giaz.
The approval covers demolition of a rear garage and nonhistoric rear additions, restoring the original 1950s form and siding, replacing or repairing bevel siding “in kind,” and updating fenestration on the front elevation. The commission’s approval specifies that exterior work follow the Secretary of the Interior’s Standards for Rehabilitation and comply with the Unified Development Code (UDC) and the International Building Code (IBC). A motion to approve the project was made during the meeting and passed by voice vote.
In the staff presentation, the project presenter described the house’s characteristic bevel siding, a later-added bay window on the left, and a brick garage that the applicant proposes to demolish because it encroaches on property belonging to an adjacent owner. The presenter said the plan would open the living room and kitchen into a single space, replace the nonoriginal bay window with two single windows on the façade, repair or replace siding in kind, and retain and maintain an existing fireplace. The presenter repeated that exterior repairs and materials should match the original fabric where feasible and follow the Secretary of the Interior’s Standards.
Board member Cadenas and other commissioners reviewed detailed elevation and floor‑plan drawings showing the elements proposed for removal and restoration. The commission discussion emphasized preserving historic siding and matching new work to original materials. Commissioners also noted that landscaping, fences and other site work must meet UDC requirements for single‑family houses and applicable building codes.
