Board continues parking-variance hearing for 5013 El Campo Avenue to April

The Fort Worth Board of Adjustment on March 19 voted to continue a parking-variance case for 5013 El Campo Avenue to the April meeting after staff reported an ownership change had not been reflected in tax-appraisal records used for noticing.
Staff told the board that after noticing the case the property ownership changed and the City’s tax appraisal (TAD) records had not yet been updated; staff asked for a continuance to ensure proper notice. The item concerns a parking variance: the applicant says the site requires 11 parking spaces under code but proposes to provide five on-site spaces and to rely on nearby right-of-way and a nearby lot covered by an existing conditional-use permit for supplemental parking.
Architect Jason Egenberger identified himself for the record as representing the new ownership and described a small retail use (baby/toddler clothing) with a roughly 1,500-square-foot retail footprint. He said the applicants have spoken with neighbors and will “supplement our lack of parking” with nearby public and bank-provided parking, and said the owners are willing to assist with developing head-in parking on city property in front of the building for public use.
Staff said it needs a letter of authorization from the new owner and asked the board to continue the item so the city can re-notice. The board voted to continue the case to the April meeting; the motion passed unanimously.
