Commission approves 33‑unit single‑family subdivision on Holland Road

The Planning Commission on May 14 recommended approval of a subdivision and rezoning application by 2501 Holland Road LLC for 33 single‑family residential units on a leftover infill parcel near Christopher Farms and Princess Anne Crossing.

Attorney Eddie Bridal presented the application and said the proposal matches the comprehensive plan and a memorandum of understanding with the Navy limiting density. He said neighbors and the civic league have been engaged and that the developer would offer a vinyl fence and homeowners association maintenance for common areas.

Several neighborhood speakers supported single‑family homes over higher‑density alternatives but raised concerns about a proposed secondary connection (cut through) that could channel additional traffic through small local streets and limit emergency vehicle access. Residents also asked about stormwater and drainage impacts after recent road‑raising projects that have increased runoff into nearby developments. Planning staff and the applicant said the development’s stormwater BMPs were designed to serve the site and to accept naturally occurring drainage that currently flows across the area; staff said the BMP would not send uncontrolled additional flow into adjacent neighborhoods.

Commissioners noted the application meets staff recommendations and the comprehensive plan and voted 11–0 to recommend approval. The matter will proceed to City Council for final action and site‑plan review.
