The Rowlett Planning and Zoning Commission on Tuesday unanimously approved the Kirby Edition preliminary plat, a 0.25-acre subdivision southeast of the intersection of Kirby Street and Skyline Drive.
The plat was submitted by Natasha Atara for Trust Doors Development Incorporated on behalf of property owner Dallas West 1 Holdings LLC. Staff reported the subject parcel is a 0.25-acre tract in the William Crabtree survey, abstract 347, within the City of Rowlett, Dallas County. Commissioners heard that the proposed use is allowed under the form-based code and that, as a preliminary plat, approval is an up-or-down determination of compliance with form-based standards.
Commissioner Hernandez moved to approve the preliminary plat as recommended, with the condition that the applicant dedicate the required right-of-way to match the development plan; Commissioner Wilson seconded. The motion passed 6-0.
The approval applies to the preliminary plat only; subsequent construction, platting and permitting steps remain subject to staff review and any applicable permitting requirements.
