The City Council on Feb. 27 approved an ordinance rezoning 71.88 acres in northeast Round Rock from Planned Unit Development (PUD) No. 149 to SF-3 (Single-Family Mixed Lot). The property, annexed in May 2023, lies north of Old Settlers and west of State Highway 130.
Bradley, the city planner presenting the item, said the developer determined the originally proposed fee-simple townhome product with private streets had limited market demand and complications with a special utility district's water service rights. "Ultimately they settled on the proposal for just straight SF-3 single-family zoning," Bradley said.
