Council approves larger monument signs for Sunbelt Rentals campus

The Grapevine City Council, sitting with the Planning and Zoning Commission, approved a conditional use permit to allow two monument signs that exceed the city's standard height and effective area limits for the Sunbelt Rentals campus at 1035 Texan Trail.
The permit, tied to an existing site plan (CU24-48A), passed as recommended by the Planning and Zoning Commission, with the council recording a 7-0 vote in favor. City staff had previously tabled the case on Dec. 17, 2024 for further review.
Bridal Mironick, a city planner, told the commission the property covers about 23.32 acres in a BP, Business Park district and is under construction for Sunbelt Rentals. She said the applicant proposed a primary monument sign at the southwest corner adjacent to Texan Trail that would stand 10 feet tall with an effective area of 80 square feet, and a secondary monument sign at Texan Trail and East Wall Street 12 feet tall with an effective area of 27 square feet. The proposed heights include a staggered metal background feature behind the branded Sunbelt panel.
Jason Thiemann, director of construction for Sunbelt Rentals North America, described the site as “a first of our kind, campus environment” for five buildings and said the monument signs were intended as “a critical element of our branding presentation” for the property. Thiemann told the council the company expects the site to be the basis for similar campus designs across North America and noted the project represents “a $70,000,000 plus investment.”
City staff compared the request to prior exceptions, noting the Great Wolf Lodge sign had previously been approved through a conditional use process and is larger than Sunbelt’s proposed signs. Commissioners and council members asked whether the green panel portion of the design met the code; staff confirmed the branded (green) portion complied and that it was the rear metal panel that created the effective-area and height exceedances.
The council voted 7-0 to approve the conditional use permit as presented and recommended by the Planning and Zoning Commission, concluding the public hearing and moving the item to final action on the consent/recommendation docket.
The decision allows Sunbelt Rentals to install the two monument signs as described on the approved amended site plan. The council’s action did not include additional conditions beyond the permit language on file.
